Modular Office Pharmaceutical Company, Toronto, ON

Overview

These modular office buildings were designed when a prominent pharmaceutical company needed to accommodate their growth. The facility was designed to have equal if not better amenities than those in their existing building so that staff did not feel like they were being displaced.

Rugged steel construction provided the permanence and performance levels necessary, with a spacious open concept interior to meet the desired look and feel. The interior walls were done in drywall and taped, filled and painted to suit the design requirements. Carpet tiles were laid throughout the offices with ceramics in the bathrooms and kitchen. Solid core birch interior doors with sidelights, and pocket doors in offices compliment the open concept that was desired, providing privacy when needed.

An EIFS stucco system was applied at the NRB plant for a clean, architectural exterior, with only 6 modular seams that became invisible upon building completion at the site.

An HVAC system was installed comprising of a series of roof-top units with economizers allows energy efficient free cooling at certain times of the year. The complete fire alarm and sprinkler systems were installed at the plant, along with all fit and finish and testing of systems before shipping to reduce on-site time and related expenses for installation, and to keep site disruption to a minimum.
